|Under general supervision of the Housing Program Manager, performs technical, specialized work in assisting eligible persons with low rent housing. Work involves interviewing applicants; obtaining and verifying information on income, family composition; and preparation of lease agreements. Work may involve review of coworkers' duties. Work is assigned orally and in writing and is reviewed through written reports. Performs other work as requested.|
|ESSENTIAL WORK TASKS|
|Conducts tenant certifications, recertifications; reviews coworker prepared certifications, recertifications.
Prepares tenant files; maintains lease agreements, contracts, applicant verification forms, and related HUD required forms.
Prepares preliminary and final eligibility determinations; prepares list of PHA payments; prepares monthly Mod Rehab Status report; oversees prepared waiting list.
Responds to inquiries whether in person, by telephone, or written correspondence; prepares correspondence; participates in owner/tenant conferences.
Oversees reporting and rental assistance payments in connection with Section 8 New Construction administrative contract with HUD.|
|KNOWLEDGE, SKILLS, AND ABILITIES|
|Knowledge of applicable federal, state, and local laws, ordinances, rulings, and regulations regarding low income housing programs.
Knowledge of HUD policies, procedures, rulings, and regulations.
Knowledge of basic computers and related equipment.
Ability to communicate effectively in writing and orally.
Ability to think objectively when making decisions.
Ability to attend workshops and training sessions.
Ability to remain current in field.
Ability to establish and maintain effective working relationships with others.
Ability to maintain confidentiality of applications.

|EDUCATIONAL AND EXPERIENCE|
|Bachelor's degree in social services, psychology, behavioral sciences, or a closely related field, supplemented by three years work experience in low income housing programs.|
|Any equivalent combination of education and experience.|

|May require typing or other computer software skills.|
